January to September

 

Active listings and total sales for the period of January-September 2021, compared to the same period in 2020, are down while prices are up. Our area is continuing to experience low inventory and high demand which is putting upward pressure on average sale prices. However, the Royal Lepage Housing Survey for the third quarter of 2021 reveals that the rate of increase is slowing across Canada and we expect to see the same trend here as we approach the end of the year.

 

September 2021 vs September 2020

 

If we look at the month of September alone, active listings and sales are down and prices are up, as expected. However, Rigaud and St-Lazare saw huge prices increases so their statistics need a closer look.

 

Rigaud – In September 2021, there were only 5 sales compared to 26 sales in September 2020, including 1 sale at over $2 million which had a huge impact in the overall average sale price. October statistics will likely be more representative of Rigaud’s overall market condition.

 

St-Lazare – While there was only a slight decrease in the total number of sales in September 2021 as compared to September 2020, low inventory and very high demand have resulted in a dramatic increase in the median price for single family homes.
